Floors for Homes on the Edge of Town
Epoxy flooring in Berryton covers more than the attached garage. Berryton is an unincorporated community in Monmouth Township, east of Topeka Regional Airport, and many homes around it sit on rural lots. Along with the house, there may be a detached shop, a pole building or a barn with a concrete pad. We coat all of those, and we plan each one around what it holds.
A railroad stop that became a country address
George Washington Berry and his son laid Berryton out in 1888, and its post office opened that May. A 1912 description called it a small village on the Missouri Pacific Railroad, about nine miles southeast of Topeka, serving as a local trading center. The town today has a post office, an elementary school, an event center and two churches. Most of what we coat here is residential and agricultural: garages, shops and equipment buildings spread out across the township.
Shop and outbuilding floors
A working shop floor takes a different beating than a garage where two cars park:
- Floor jacks and jack stands that dig into soft coatings
- Hydraulic fluid, diesel and grease from tractors and mowers
- Welding spatter and dropped steel
- Mud and gravel carried in from a farm lane
For these floors we use commercial and shop floor epoxy, built thicker than a residential coat and finished with a textured topcoat for grip. If the pad has years of oil in it, we degrease and grind until the concrete is clean enough to bond.
Pads poured at different times
On acreage, it is common to find a house garage, a shop added later and a barn pad poured by a different crew. Each slab may have a different finish, strength and age. We test and quote each one separately, so you can coat the floor that matters most first and add others later.
Garages and basements in the house
For the house itself, most Berryton owners choose a flake garage floor coating. It hides the gravel dust that comes in on tires, and the texture helps on wet days. If you want the garage back quickly, a polyaspartic topcoat shortens the cure. In a basement, we check moisture before we pick a primer, and we suggest basement floor epoxy in a solid color or a metallic finish for a finished room.
Getting a building ready
Before we arrive, we ask you to clear the floor of vehicles, equipment and anything stored against the walls. Fuel cans and chemicals should go outside or to another building. We need power for the grinder and vacuums, and in an outbuilding without enough service we bring a generator. If the shop has a floor drain, we mask it and slope the coating to it so water still runs where it should.
What your written quote shows
For a property with several buildings, the quote lists each floor on its own line: square footage, the prep it needs, the system, each coat and the price. That way you can see what the shop costs apart from the garage and decide what to do now. If we find something during the job, such as a hidden crack under stored equipment or a section that will not bond, we stop, write it up and wait for your approval before any extra work.

Berryton Questions
Can you coat a pole barn floor in Berryton?
If the barn has a concrete slab, yes. We check its condition and moisture, grind it, fill cracks and apply a shop-grade system. Gravel or dirt floors cannot be coated, and very thin or broken pads may need concrete work first.
Do I need power in my shop for the job?
It helps, but it is not required. Grinders and vacuums draw a lot of current, and many outbuildings are not wired for that. We check the panel at the estimate and bring a generator if the building cannot run our equipment.
Do you travel out to rural addresses around Berryton?
Yes. Berryton and the rest of Monmouth Township are within our regular service area. We visit, measure each building and give you a written quote for each floor.
