Hard-Working Floors in Osage City
Osage City calls for epoxy flooring that can take real work. The town was platted in 1869 along the route of the Atchison, Topeka and Santa Fe Railway. Its first coal mines opened in 1870, and at one point 28 mine shafts employed 1,200 men. The mines are long gone, but the town still makes things. Norseman Plastics, later acquired by Orbis, is located here. Many homes have a shop, a pole building or a garage that is used more like a workspace than a parking spot.
Shop and commercial floor epoxy
A floor where people work takes more abuse than a garage that holds two cars. Jacks and stands press into one spot. Tools drop. Oil, coolant, brake fluid and solvents spill. For these floors we use:
- A full diamond grind to open the slab for the strongest bond
- Crack and joint repair so carts and creepers roll smoothly
- A thick 100% solids epoxy base that resists chemicals and impact
- A textured topcoat, so oily or wet spots are less slick
- Light colors on request, which brighten a work area under shop lights
Working garages at home
If your garage holds a project car, a mower or a workbench, it needs a tougher floor than a smooth decorative coat. A flake system over a thick epoxy base works well. The flakes hide stains and tool marks, and the topcoat can be renewed later without grinding off the whole floor.
Winter on K-31 and US-56
Osage City averages 10.4 inches of snow a year, which is less than towns farther north. Treated roads still bring brine and grit into the garage. January nights average 17.9°F, so we confirm slab temperature on winter installs. Summer highs average 89.3°F in July, which means faster pot life and an early start on hot days.
Pole buildings and steel shops
Metal shop buildings on the edge of town are often poured with a single slab and a big overhead door. Wind and rain blow in, and the slab near the door takes the most wear. We check that area closely and may add extra texture there. If the slab was poured on bare ground without a vapor barrier, we test moisture before choosing a primer.
Older houses and mid-sized lots
The town's population peaked at 3,469 in 1890 and was 2,861 in 2020. That means many homes and outbuildings here have been standing for generations. Older slabs often carry oil deep in the surface, old paint and patched cracks. We find these problems at the estimate and include the fix in the written price.
Keeping a shop floor working
Shop floors last longer with a few habits. Wipe up fuel and brake fluid soon after a spill. Use mats under welding and grinding stations, since sparks and hot slag can mark any coating. Put a pad under kickstands and jack stands. When the topcoat finally dulls in the busiest lanes, we can scuff it and add a fresh coat instead of starting over.
Basements and metallic floors
Not every floor here is a work floor. We also coat basements after a moisture test, and we pour metallic epoxy for finished rooms and dealerships where the floor is part of the look. Call (785) 508-1522 or

- Climate normals. 1991 to 2020 normals show an 89.3°F July mean high, a 17.9°F January mean low and 10.4 inches of snow a year.

Osage City Questions
Can an epoxy floor handle a floor jack and jack stands?
A thick 100% solids epoxy over a ground slab handles jacks and stands well. Very heavy point loads can still dent any coating, so we suggest a plywood pad under jack stands. Dropped heavy tools may chip a small spot, which can be repaired.
What about oil that has soaked into my shop floor for years?
We grind out as much of the stained concrete as we can and treat any oil that remains. Deep oil can push up through a new coating if it is ignored. We will tell you at the estimate how much prep your floor needs.
Do you coat commercial buildings in Osage City?
Yes. We coat work bays, storage areas, back rooms and dealerships. We schedule around your operation and put the cure times in writing.
