A Floor That Forgives Kansas Dirt
Epoxy flake floors are the finish most of our Topeka garage customers pick. The build is simple to describe. We grind and repair the slab, roll a tinted base coat, then toss colored vinyl chips into the wet resin by hand. Once the base has cured, we scrape off the chips that did not stick, vacuum, and roll a clear coat over the top. You end up with a speckled floor that looks a bit like granite and has a light texture.
What the speckle hides here
Topeka's street crews lay down salt brine before storms and add beet juice once snow is falling, according to WIBW. Your tires bring both home. When the meltwater dries, it leaves a pale crust and a sticky film that holds sand. On a plain gray floor every bit of that shows. A three- or four-color chip blend breaks it up, so the floor looks clean between rinses. In summer the same blend hides dust blown in through an open door and the faint marks hot tires leave.
How many chips
You can have the base buried under chips or only lightly dusted with them. A heavy layer covers the base completely, hides the most and gives the most texture. Most garages get this. A light scatter lets the base color show between chips. It looks sleeker and suits a hobby room or office, but it shows dirt sooner. We can also mix the two, heavy in the parking area and lighter along a work bench.
Chip size and color
Small chips make a fine, even pattern that reads almost solid from a few feet away. Larger chips look bolder. Blends with gray, tan and black hide the most. Light blends brighten a dark garage or a basement with small windows, at the cost of showing tire marks. We lay sample boards on your floor during the estimate. Garage lighting changes how a blend looks, so check it under your own bulbs and with the door open.
Grip or easy mopping
The clear coat decides the feel. One thinner coat leaves the chip edges exposed and gives more grip where snow melts off the car. A thicker coat fills in around the chips and mops more easily. Some owners want both: more texture by the door and the steps, smoother by the work bench. We can add a fine anti-slip grit to the clear coat in wet spots.
Flake floors away from the garage
Chip floors also work in basements, laundry rooms, mudrooms on concrete, workshops and the office corner of a pole barn. In a basement we test for moisture first. Chips do nothing for a floor that is losing its bond from vapor below. In a sunny room or under an open door, the clear coat should be UV stable so it does not yellow.
Winter cleaning in a Topeka garage
Squeegee the meltwater out the door after snowy days. Every few weeks in winter, rinse the floor with water and a mild cleaner to lift the brine and beet-juice film. Use a soft broom or dust mop for grit. Skip acid cleaners and scrub pads, which wear the clear coat down.

Color-matched base

Clear wear layer
Polyaspartic or urethane, set for the grip and UV protection you need.

Epoxy Flake Floors Questions
Why do so many garages get flakes?
The speckle hides brine crust, sand and tire marks, and the chips add texture. A solid color looks sleeker but shows every mark.
Will it be slick when snow melts off the car?
Less than a smooth floor. We keep the clear coat thinner near the door, or add anti-slip grit, where meltwater collects.
How long until I can park on it?
Usually one to two days with a polyaspartic clear coat, longer with epoxy or on a cold slab. We give you a time for your floor.
Can chips go over the epoxy I already have?
Only if the old coating is bonded tight everywhere. If any of it is lifting, it comes off. If it is sound, we grind it so the new layers can grip.
