Fast Cure, Clear Color, Higher Price
Polyaspartic floor coating belongs to the polyurea family, and people choose it for one main reason: it cures fast. HomeGuide puts a full polyaspartic cure at 24 to 48 hours, while standard epoxy can need up to a week. If you commute out of Topeka every morning, or run a shop that loses money every day the bays are shut, that gap often settles the question.
Fall and early spring jobs
Topeka's freezing window runs from about mid-October to mid-April, according to Wikipedia's climate summary. A detached garage in November can sit well below the temperature standard epoxy needs, and the epoxy cures slowly or stays soft. HomeGuide describes polyaspartic as workable across a much wider temperature range. Every product still lists a minimum on its data sheet. We read the slab temperature with a thermometer before we commit to a date, and bring in heat if it is close.
Summer sun on an open garage
Topeka also averages about 50 days a year at 90°F or hotter. Garage doors stand open on long afternoons, and the sun reaches far across a west-facing slab. Epoxy tends to amber in UV light. HomeGuide rates epoxy's UV resistance poor to fair and polyaspartic's excellent. For a garage like that, or a porch or sunroom on concrete, a polyaspartic clear coat keeps the color true.
A hybrid is common
Many floors we coat get an epoxy base and a polyaspartic top. The epoxy builds thickness and bonds deep into the ground concrete. The polyaspartic on top handles sun and scuffs and lets you park sooner. Full polyaspartic, base and top, makes sense when you need the floor back the next day.
Why kits rarely use it
Topeka's Home Depot and Lowe's stores sell DIY floor kits for roughly $185 to $1,099. Polyaspartic gels in the bucket within minutes of mixing. It has to be spread fast, in small batches, by a crew that has the grinding and patching completely done before the first mix. HomeGuide calls it a poor match for DIY for that reason.
When we still suggest epoxy
Some companies say polyaspartic beats epoxy in every way. We see it as a tradeoff. Polyaspartic costs more: HomeGuide lists $5 to $12 per square foot, against $4 to $10 for epoxy. Each coat is thinner, so a rough or heavily loaded slab may still want a thick epoxy base underneath. In a damp basement, the primer handles the moisture no matter what goes on top. Your quote says what we picked and why.
A one-day garage
- Early morning: grind, vacuum and fill cracks
- Late morning: base coat with a chip layer
- Early afternoon: scrape loose chips and vacuum
- Mid afternoon: roll the clear polyaspartic coat
- Evening: walk on it, if the product sheet allows
- One to two days on: park, depending on slab temperature
Looking after it
Polyaspartic stands up well to oil, gas and road brine. Sand still scratches it. Sweep often, squeegee meltwater out in winter, wash with a pH-neutral cleaner, and put a pad under jack stands and kickstands.

4. Back in use
Foot traffic in hours, cars in about one to two days, per the product sheet.

Polyaspartic Floor Coating Questions
Should my garage get polyaspartic or epoxy?
If you need it back fast, or the door faces strong sun, polyaspartic earns its higher price. If budget comes first and the floor stays shaded, epoxy works. Many garages get an epoxy base with a polyaspartic top.
Can you install it in October or November?
Often, yes. It tolerates cooler slabs than standard epoxy, but each product has a minimum. We take a slab temperature reading and add heat if needed.
Why not just buy a kit and do it myself?
Polyaspartic sets in minutes once mixed, so it needs a crew working quickly over fully prepped concrete.
How many years does it last?
HomeGuide puts residential polyaspartic floors at about 10 to 20 or more years. Prep quality, traffic and how much grit and brine the floor sees all change that.
